Standards are lived rather than documented, because hosts are trained in the design intent they helped shape. Maintenance is proactive because engineers and designers remain part of the operating circle. Programming succeeds because it is co-authored — kitchen, spa, and field teams shaping experience alongside architects and brand storytellers.

HYVVU sanctuaries are not built the way conventional hospitality is built.

We have developed a proprietary design and construction methodology that fundamentally changes what is possible, where you can build, how fast you can build, how precisely you can control cost, and how lightly you touch the land.

The outcomes are specific and measurable. Sanctuaries arrive on site substantially complete. Development cycles compress from years to months. Cost per key is known before ground is broken. The land beneath the sanctuary can be fully restored to its original state, a reversibility that reduces risk in planning, reassures communities, and eliminates the permanence that makes conventional development contentious in sensitive landscapes.

Powering each sanctuary is VITA, an autonomous utility platform providing off-grid energy, water, and waste infrastructure. VITA enables deployment in extraordinary locations where conventional services are impossible, prohibitive, or ecologically damaging and stabilises operational costs over the life of the asset.

A 30-key HYVVU sanctuary is developed at approximately $190k per key, a total capital deployment of $7.5–9 million. Conventional luxury runs at $500k+ per key. That is less than half the capex for an asset class that commands premium multiples.

At stabilised occupancy of 70% and ADR of $820–$880+, room revenue alone generates significant top-line performance. Ancillary capture from wellness, F&B, movement, and curated experiences adds a further 25–40%.

Target EBITDA: $1.9–2.9 million per sanctuary. Margins: 35–40%. Top quartile of the global wellness segment.

Cost control is structural. Modular fabrication produces a predictable cost. Off-grid systems reduce operational expenditure. Small scale allows controlled staffing with optimised host-to-key ratios. Local supply chains reduce logistics risk.

Premium intimate lodges already command pricing and valuations that conventional hospitality cannot reach. The precedent is global.

In the US, Twin Farms in Vermont operates roughly 20 keys across 300 acres, with all-inclusive rates starting at $1,450 per night. Blackberry Farm in Tennessee has 68 rooms across 4,200 acres, priced at $1,445–$2,445 per night, with a private residential club that carries a $150,000 initiation fee. Both are landscape-led, identity-rich and fiercely intimate, and both have sustained premium pricing for decades.

In the Far East, Aman's portfolio demonstrates what scarcity and design discipline produce at exit. Amanemu in Japan offers 32 keys in a national park, priced at $1,000–$1,650 per night. Aman acquisitions have consistently traded at 20–25x EBITDA, compared to 12–14x for conventional luxury. Six Senses has delivered ADR uplifts of 20–30% above market peers. Eco-lodges globally already earn 40% ADR premiums over conventional luxury hotels.

For a HYVVU sanctuary delivering $2.1 million EBITDA, that multiple range is the difference between a $25 million valuation and one approaching $53 million, against $7.5–9 million of development capital.
